Humber’s Mortgage Agent course has been accredited by the Financial Services Regulatory Authority of Ontario (FSRA) to facilitate knowledge transfer and meet the educational requirements for licensing as a Mortgage Agent 1 – Level 1. The course follows the Mortgage Education and Accreditation Standards. The course provides those wishing to become licensed as a Mortgage Agent – Level 1 in Ontario with the knowledge and understanding of the mortgage brokerage industry and an ability to perform the Agent’s role in the mortgage application process. Once completed, this program prepares Level 1 Agents to be able to deal and trade in mortgages with lenders that are financial institutions or approved under the National Housing Act.
In this course the learner engages with legislation governing the mortgage industry. They learn about the role of the Agent in consumer protection and ethical decision-making.
Learners who successfully complete the MORT 201 Mortgage Agent – Level 1 are required to be employed by a Mortgage Brokerage to become licensed as a Mortgage Agent – Level 1. The Mortgage Brokerage who employs the graduate is required to apply to FSRA on their behalf to obtain a Mortgage Agent 1 License.
In this course learners attend instructor-led live sessions, complete independent course work, assignments, and a final exam. Each week comprises asynchronous and synchronous sessions and/or activities. Learners spend time each week on self-directed and/or facilitated work which is detailed on the critical path.

We studied this course during 2025, and it requires substantial improvement. Most of the professors are not sufficiently qualified, as many do not hold PhDs. In addition, several instructors teach at multiple colleges simultaneously, which limits their availability and support for students. The course is poorly organized overall. There is significant overlap between the content of different courses, and it was never clearly explained why this duplication exists. This overlap wasted a considerable amount of our time. Assignments are often long and demanding, yet they are scheduled within very short timeframes, combined with an unorganized timetable. Some teachers demonstrate clear bias. We submitted formal complaints to the dean regarding these issues, but the school did not take any noticeable or effective action. There are also cases where teachers fail students without providing clear academic reasons. As a result, many students are forced to repeat the same course for two or even three semesters. After completing this course, job opportunities are not guaranteed. Overall, the program appears to be designed for students interested in PR immigration, but it is not suitable for students who aim to work in the AI field. Based on our experience, the existing 5-star reviews do not seem to reflect the reality of the course and may come from individuals who did not study it or are posting misleading reviews.
